How much do the residences cost in the village?

Affordability and quality has been a primary goal of Sweetwater owners. Many upgraded items in all homes include; granite counters, alder cabinets, bull-nosed corners, high ceilings, oversized windows, sound proofing and much more. Please contact the sales team for more detailed information.

 

What types of floor plans are there?

  • Completed & Selling - 3 bedroom duplexes
  • Completed & Selling - 2 and 3 bedroom townhomes
  • To be Built - 1 and 2 bedroom condos
  • To be Built - 1 and 2 bedroom free-standing 'carriage houses or duets'


All residences will have a unique front entry at ground level, or a few steps up to a front porch. Designed for efficiency, and flexible living, floor plans are creatively designed according to the location in the building and orientation to common courtyard areas. Light, bright and designed to enjoy light throughout the year, the variety is exciting and provides buyers with a wonderful selection of residences from which to choose.

 

How many residences are being built in the village?

There are 421 residences planned to be built over four phases. About 100 residences will be available in each phase. A variety of floor plans are available in all phases. Live/work residences are included in this number as well as some deed restricted community housing. The commercial area at the village will have vitality during and after store hours because of the live/work spaces.


What appliances and fixtures are included?

Washer, dryer, dishwasher, gas range, micro/hood combo, refrigerator are all included. Gas forced air furnace and gas fireplaces are in all residences as well.

How do I buy a village residence?

It's easy! Contact the Sweetwater Community Realty Sales Team. Karen Province and Sue Radford are the Idaho Licensed Realtors at the Sweetwater Village. Models are Open Daily from 11:00am to 6:00pm. Karen and Sue give attention to details and will help you with every step to purchasing a village residence.

Are there extra fees involved in buying a residence besides the purchase price?

No. Normal financing fees apply depending on the type of loan you are obtaining.

 

What are the Covenants, Conditions and Restrictions (CC&R's)?

A package can be picked up at the sales office or emailed for review. The CC&Rs are designed to maximize the enjoyment of the residences for all while maintaining the high quality lifestyle, pedestrian-friendly nature and green spaces throughout the village.

If I buy a residence, can I rent it out?

Yes. There are some ratios of owner-occupied to investor-owned that may be important to lenders. The Sweetwater Sales Team will remain apprise of the ratio and have that information available for you or your lender.

Can I have a dog?

Yes. However, your dog will need to be kept on a leash when outside and within the Sweetwater Village. Sweetwater is within walking distance of hiking and biking trails where dogs can exercise off-leash in accordance with City of Hailey leash laws.

 

 

What color palettes are in the residences?

There are 3 color palettes that have been designed in the residents that are for sale. The Sales Team can give a brief desciption of each. Every residence have a minimum two car garage or designated underground parking space depending on the residence. As well there are outdoor parking spaces available for guests. [Boat, trailer storage?] Most of the garages have extra space available for bike, tool, ski storage lockers. Check each floor plan with the Sweetwater Sales Team to determine more accurately the parking and storage facilities.

What is the "amenity building"? Who can use it?

The Commons is a multi-purpose gathering place available to both residents and community groups seeking a place to meet. With a great room, kitchenette, outdoor pool/spa, patio, outdoor grill, children's play fountain, outdoor fireplace, movie theatre with 110inch screen, post office mailroom, and fitness center, it is ideal for community meetings, classes, workshops, parties, and gatherings. Located in the heart of the village along with the 1.6 acre Sweetwater Park, folks will have many wonderful lifestyle events/activities to choose from without leaving the village.

What kind of open space, park or other outdoor areas are there?

Besides the 1.6 acre Sweetwater Park and amenity building with its' patio and BBQ area, there will be numerous courtyard parks. Courtyards will have a unique personality; some will be quiet places to enjoy nature while others will have BBQ areas and playground equipment encourage active enjoyment of the area. Buyers will be able to choose which courtyard, park or greenspace on which they'd like to live, depending on their personal taste.

 

 

What are the association dues and what do they include?
Association dues are figured by the square footage of your residence. Figured annually and paid monthly. $1.95/sf Homeowners Association Dues and $.15/sf for the Capital Reserve Account. Ask the Sales Team for the list of all covered items. The amenity building is included in these dues for your enjoyment!

 

What is the difference between a duplex, townhouse, and condo?
A duplex is two units sharing one wall between them. Each duplex includes the purchase of the land underneath and around the unit. A townhouse is a multilevel unit which shares on or town walls, in a building with three or more side-by-side units with each owner owning the land underneath and in front or back of the unit. A condominium is a form of ownership where multiple units are located in one building and the owner owns the interior of the space, or "paint to paint" and there is a common ownership of the building, and land.

Do I own my own land?
You own the land if you purchase a duplex or townhouse. You don't individually own the land if you purchase a condo.
